How long does the house buying process take ?In the Dominican Republic, once all the authenticity of the titles and various documents has been verified, the process is quite fast, from 30 to 45 days. Sometimes it can be closed even much faster if the documents have already been prepared previously.

How does a mortgage work in the DR?The mortgage is one of the latest forms of financing that we consider appropriate for buying a house in the country, especially for residents abroad. The interest rates are extremely high and the conditions imposed by the banks are not convenient for a foreigner. There are other forms of mortgage that can be used with local banks in the investor's home country.

Is it better to buy properties under a company name or as an individual?Purchasing a property under a company name does provide some protection for the property, but it comes at a price! First, if the company has not yet been formed, there is a fee ranging between $1,000 and $2,000. Then, if the business is profitable there will be a 27% tax payment on the profit at year-end, and regardless if the business is profitable companies are required to file and pay taxes monthly. Individually-owned properties are subject to an annual property tax of 1 percent of the value of the property in excess of 7.7 million pesos (about $147,000 US$)—there are exceptions for undeveloped sites, farms outside city limits, and properties whose proprietors are at least 65 years old, have owned them for at least 15 years, and have no other properties.

When do I need to pay property tax in the Dominican Republic?Natural Persons: A rate of 1% is applied to the surplus value of (RD$7,710,158.20) the encumbered assets. Trusts: 1% of the total value of the encumbered assets. This tax is paid in two (2) semi-annual instalments, the deadline for the first instalment is March 11th, and the second one is September 11th of each year.

When I buy a property what will the transfer tax be?Transfer Tax: A one-time 3.1% transfer tax (of the government assessed value of the property) will be charged. This tax conveys the title from the vendor (seller) to the new buyer. Taxes are paid based on the market value of the property as determined by the tax authorities, not on the purchase price stated in the deed of sale. Tax authorities historically value properties lower than market value. Generally, this tax will be $2,000 – $6,000 US depending on the purchase price of the property.

What do we need to bring before coming the property?Our properties are like mini-hotel services so they are provided with everything that our guests and our customers may need for their well-being on their holiday. I don't need to bring anything, we will provide you with towels, shower gel and everything you may need for the apartment.

Does your company provide transport from the airport to your properties?We have our own taxi company that provides transportation from any airport on the island to your home. The cost varies depending on the arrival airport, this can be consulted with us and we can make you the reservation to make you wait directly at the airport exit. Logically this is totally stress free as our driver already know the properties and take you directly without any hassle.

Are the properties equipped with air conditioning and hot water?Yes all properties have air conditioning in every room and there is a centralized water heating system which allows you to have hot water.

Do the properties come with Wi-Fi?Yes, all the properties come with fibre optic Wi-Fi of which supplier the company number in the country and therefore the maximum speed that can be maintained here in the Dominican Republic.

In case I arrive late at night, how can I check in?Our check in is very simple to do, once you arrive attached to the door there is a padlock that opens with a combination that will be provided by us 1 or 2 days before arrival and the key is inside the padlock.

Are the apartments located in a safe area?Yes, all of our apartments are located in the safest areas of the country, not that it is the most central area, and on top of that, they are also equipped with a security guard 24/7. Safety is our priority and we certainly make sure everything is done right.

Is there anything else to know before arriving?The light in all the apartments is paid separately. Once you arrive, you must inform us to have it activated.

What kind of amenities are included in the apartments?Almost all of our apartments have a swimming pool and have outside showers and shared bathrooms outside which can be accessed from the pool.

Do the apartments have a parking space for cars and motorbikes?All the apartments have a private parking space which can be used for both cars and motorbikes.

In case I have guests, is there additional parking?Guests are welcome and we also have guest parking spaces in our residencies.

How far is Punta Cana airport from the apartments?Punta Cana airport is 25 minutes away from the apartments and therefore very easily accessible without any problems.
